It’s critical.
As the saying goes, “The devil is in the details.” There is no place where that adage is more true than in a major commercial construction project. The investment in time spent up front in choosing the right contractor, developing accurate blueprints, articulating your vision and crafting a detailed quote, pay off in projects that are delivered on time, on budget, and on target.
It is critical that your contractor establish a rapport with you right from the start. Are you two really communicating? Is he listening? Are you on the same page? Before starting to build the project, your contractor must build your trust and confidence. Some of that is gut instinct. (Do you like the guy?) Some of that is tangible. (Does he have good references and the proper credentials?)
To ensure a smooth-running job, it is critical that your contractor be licensed and insured. Ask for proof of coverage for liability and workman’s compensation. Ask for references. Your contractor must know and follow proper procedures. He must have experience working with the City or jurisdiction on required code approvals. Don’t accept short-cuts that put your project in jeopardy and could cost you dearly in the long run with fines and delays.

Choose a contractor who is a good project manager. The devil is indeed in the details! Is he organized? Does he have a sense of urgency and attention to detail? Does he understand and is he equipped to handle the scope of your project? Beware, if you get the feeling that he’s biting off more than he can chew. Be sure to get a detailed quote which reflects your vision. Work out the details in advance to avoid false starts. This is the time to sweat the small stuff!
As we’ve said, communication is critical to a smooth-running project, but it’s a two-way street. You’ve got to listen too! You are beginning an important partnership which will span the life of the project and ideally even beyond, to future projects. It is important to set realistic expectations and to listen to the expert advice your contractor gives you. Let the contractor help you think through the project to avoid unrealistic expectations, cost overruns and snags. Stick to the plan and keep last minute alternations to a minimum. Changes late in the process can result in special orders, unpleasant surprises and complications all of which can delay your completion date. You are hiring a professional– an expert in his field. Be sure to listen to his advice.
